Scope: $5.8 million golf course restoration/renovation and remodeling with all funding from mixed use land made available after reconfiguring the golf facility. Mixed use included single family residential brownstones, business hotel, health club and golf-hotel retail services. A parcel for a satellite convenience mart was also established.
Sustainability Factor: Revenue generated from land sales to mixed use developer(s) will pay for all golf improvements and establish a lease and/or HOA and/or room tax revenue to offset future golf finances during difficult economic times.
Summary: Remodel and re-route an existing 18-hole course and limited length practice range into a high-end 18-hole resort club for transient use by business travelers, establishing a 20+ acre Class-A corporate business park with 900,000 sf located along a major east coast interstate with commercial lease rates in excess of $2.50/sf/month.
